What is a Reverse Mortgage?

A reverse mortgage is a unique loan that allows homeowners 62 years of age and older to draw on the equity in their home. The homeowners have a variety of payout options. One aspect of this loan is that it does not require monthly payments. Also, repayment is not required until the homeowner no longer resides in the residence or does not comply with the loan program obligations such as paying property taxes and insurance, and maintaining the property to FHA guidelines.

What is the process to obtain a Reverse Mortgage?

The process is different than a 'traditional' mortgage. The borrower's age(s), and the amount of equity based upon a current appraisal determine the available loan amount. Borrowers must also undergo third party counseling prior to applying for a reverse mortgage.
